Breakwater Towers Covenants and Restrictions - A complete set of the documents may be purchased by visiting These are the documents that dictate our abilities and restrictions as a community.

Purchase Application - Please print and complete these forms if you are applying to purchase at our Property. Everyone 18 years of age or older (whether or not they are on the lease or contract) MUST complete an application and get prior approval from the Association. Please note that leasing of units is not permitted. 

Maintenance Payments - If you would like to make your payments online or set up ACH debit, please log in to your personal homeowner portal. You may make one-time payments with e-check (free of charge) or by credit/debit card.

ACC Application - If you wish to install new floors, new A/C unit or make changes to your unit, you must first have prior written approval from the Association. Please print, complete this form, and submit to the onsite office for approval. Work may not commence until written approval is received. 

Estoppels & Questionnaires - If you wish to order either of these documents click here and follow the prompts. 

Unit owners are required to obtain their own insurance for the interior of the unit and their personal belongings. To obtain a copy of the master insurance certificate, please contact the onsite office at 954-523-2661.
